Terms of Booking & Booking Deposit
By placing a booking with us (La Casa au Lilas Rosa Property Owners) you (the lead guest) and your booking party (guests) agree to the following terms and conditions as set-out. During your stay you agree to abide by the subsequent conditions as set-out. If you have any questions about booking with us, please contact us before making a booking.
Booking Process
To place a booking with us the lead guest must be at least 16 years of age. The maximum number of staying guests per room is illustrated in the room occupancy details on the website. Where the person making the booking is different to the lead guest taking up the occupation, the person making the booking may be held responsible for cancellation, non-arrival and damages as set-out within. Only the lead guest and the named booking party are allowed to use the property and its facilities, any third party visitors are only allowed access at our express permission.
To secure any booking we require a deposit to be paid in advance, this deposit amount is 25% of the total amount payable and must be paid within 24 hours of your initial enquiry, to secure the booking.
Deposit payments must be ‘cleared funds’ upon booking or room(s). Deposits are only refundable under the conditions set-out here within.
Payments can be made online / over the phone using debit / credit card as well as by digital bank transfer.
All guests agree to respect the privacy and peace of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests are not honouring this agreement or causing a disturbance / nuisance to other guests, neighbours or the owners.
Check-in & Check-outGuests must check-in and check-out by the times stated below:
- Check-in between: 15:00 and before 22:00 on day of arrival – unless an earlier check in time has been pre-arranged
- Check-out by: 10:00 on day of departure – late check out can sometimes be arranged if advised on booking. However, a late check out or an early check in will incur an extra fee of €100. This must be paid in cash upon arrival or at the time of booking.
Cancellation, Returned Deposit & Non-Arrival Conditions
Guests who need to cancel a booking should contact us as soon as possible. Deposits already paid are only returned in accordance with the following conditions:
- Cancellation made 15 days or more in advance of arrival date = Full deposit refund
- Cancellation made 14 days or less of arrival date = 50% of payment refund
- Cancellation made 48hrs or less of arrival date = No refund issued
- Non-arrival guests, who are unable to attend or fail to attend for whatever reason forfeit the full amount of the booking. It is suggested that booking guests take out appropriate holiday / cancellation insurance where required.
- In exceptional circumstances such as a close family bereavement, we will discuss an appropriate refund with you.
Security Deposit Policy
A security deposit of 250 euros per group is required per stay at La Casa au Lilas Rosa Benissa. This deposit is collected at the time of booking and will be refunded on check out, provided there are no damages to the property or violations of the rental agreement. The deposit covers any potential damages, excessive cleaning costs, overuse of air conditioning units, damage to the jacuzzi or other unforeseen expenses incurred during your stay. By proceeding with the booking, you acknowledge and accept this security deposit policy.
WiFi Fair & Appropriate Usage Policy
Where WiFi Internet access is provided, guests accept to use this access to the Internet fairly and appropriately. We may monitor network performance and user usage in order to maintain a fair and high level of service to all our guests.
The Internet access provided is intended for general use such as access to the world wide web, email, messaging, social media, light video / music / media streaming. It is not intended or ideally suited for heavy media streaming, online gaming, extensive downloads / uploads. Access to illegal activity or use of our network for illegal activity is prohibited and will be reported to local authorities.
Damages & Lost Property
Any lost property, if discovered and found, left behind by guests during a stay will be held for a period of 1 month. While we will make our best efforts to reunite lost property with their owners, we accept no responsibility in replacing lost items and encourage guests to ensure they have all their belonging before checking out. We may offer to post lost items via recorded delivery at the cost of the guest, otherwise collection can be arranged.
Smoking
Smoking of any tobacco products including, but not limited to cigarettes, pipes, e-cigarettes, e-liquids, cigars, snuff or chewing tobacco, is only allowed in designated areas as sign posted throughout the accommodation grounds and is in accordance with the Health Act 2006.
E-cigarettes and e-liquids are allowed to be smoked inside the property, so long as there is always a window or door open to allow the vape to go outside. We urge you to think about the other guests if vaping in the lounge, dining area and kitchen and if requested by other guests, not to vape in shared indoor spaces.
Pets & Service Dogs
We accept well behaved dogs for the additional fee of €15 per dog per stay to a maximum of 2 dogs per group stay. Dogs must not be left outside all day on their own without adequate shade and water. We will not be responsible for your dog’s health and well-being during your stay here. Dogs are not allowed to swim in the private pool or jacuzzi. All dog poo must be picked up before your departure and disposed of accordingly.
Parking
Parking is very specific for La Casa and must be adhered to. Guests are allowed up to two cars to be parked along the Casa wall and near to the grey painted garage door. Parking MUST NOT be on the opposite side next to the hedge or to the lefthand side near to our neighbour’s garage. Guests accept that they park their vehicles at their own risk. If there are more than two cars which require a parking space, it is best to park along the orange wall opposite. However, please make sure you do not park in front of any front gates, front doors or driveways.

Cancellation Policy for Breach of Terms and Conditions
We reserve the right to cancel any booking without notice if the terms and conditions of the rental agreement are breached. This includes, but is not limited to, violations of house rules, non-payment of fees, or any actions that cause damage to the property or disturb the peace of the neighbourhood. In the event of such a cancellation, no refunds will be issued, and the security deposit may be forfeited to cover any damages or additional costs incurred.
